Some 2nd Homeowners Selling Next to Disney Make Wrong Choices.

They may sell it for the same $ amount and time on the market

but the 2 of us have been selling homes next to Disney since 2004

Your property management has little incentive to sell your home, they'll lose monthly income.

Choosing your property management company’s employee who has a real estate license to sell your home is a mistake. Why would they be motivated to sell your home when you pay them a monthly fee to manage and other home maintenance fees that come up unexpectedly? We’re sure they are hard workers because that industry is hard and time demanding. Realtors Jane & Alan have been selling homes next to Disney World since 2004 and pride themselves on bringing the highest sales price in the most expedient time to their home sellers while working with all property management companies seamlessly so owners guests (if they rent their home out) are not bothered during their stay. Sure it would be convenient to give it to your PM but what will you lose during the process, money or time on the market?

Everyone likes their ego pumped up, and the yes man real estate associate is the perfect person to agree with your Disney area real estate expert suggestions. (Seller) I think my home is worth $75k more than the exact same model that sold across the street last week. (Yes man) Of course sir, me too, sign here. (Reality) If you priced it correctly at the beginning you would have sold it months ago for the price you settled for, because being on the market for so long raises suspicion to buyers and their realtors something might be wrong with the home.

The majority of agents who have multiple listings that stay on the market the longest are good sale’s people, who sell themselves, it seems to be an addiction to get as many listings as possible by being a smooth operator. Unlike the yes man, these agents are well scripted and can tell you with confidence they’ll sell your home higher and faster than any other agent. How can sellers say no? Easily, look at all of their listings and see how many Days they’ve been on the market, and lastly if you’ve fallen for their lines try calling them to talk to them in person after you’ve signed. Good Luck!

The majority of real estate agents are part-timers, a lot of them got their license to have something to do because their better half has a high salary job and they get bored staying at home. The always vacationing agent will take as much time off as what their better half wants to take, lets face it, the always vacationing agent took your listing because they were bored not because they needed the income so it’s not priority one. Jane and Alan have been full-time, all in agents since 2004, it’s always priority one with them.

The internet is full of lies, Zillow, Homes.com and even Realtor.com makes $millions promoting area experts who have never set foot in the areas they claim to be an expert of. Just to give you an idea how much a lie costs on Zillow, to be an area real estate expert on 1 zip code, it could cost a real estate agent from anywhere in the United States $1,600 a month to be a Disney area expert and Zillow sometimes allows up to 10 agents to be the expert on the same zip code. The National Association of Realtors sold out their members by selling all of the listing details that the real real estate experts are required to load on their MLSs to Zillow, Homes.com, Realtor.com and more. We supply the listings and information and they sell it back to us for a profit. Jane and Alan are the true experts next to Disney World, not Miami, Tampa or Boston.

We live in a Gig-Society, it’s one thing to Uber during the week, wait tables at nights, pet sit on occasions but sell real estate in between? If you list your home with a Gig-Agent and someone calls him or her to see your home at a certain time but they cannot meet the buyer at the requested time, was that a good choice by you? It was not, Jane and Alan work with buyers as well, and when they encounter a Gig-Listing Agent to show their listing to one of their buyers calls go to voice messages where the messages are full or calls are not returned in a timely manner. The possible sale is lost, how many possible sales were lost? Jane & Alan have been full-time all in agents since 2004, they pick up their phone, return calls immediatley and have answers for buyer’s agents or buyers right away.

Everything is super duper, don’t worry about anything, forget about reading the fine print, lets jump for joy! Jane & Alan are very positive people, they smile a lot, laugh at funny things but they have a habit of being skeptical on things told to them about a buyer for your property or how the buyer’s agent wrote up an offer. Not everything in a real estate transaction is super duper until Jane or Alan have read the fine print and approves it.

This agent could be anyone from anywhere, they tend to be in front of their laptop or phone posting all Day long and most of it is not about the listings they have, it’s about them with their glamour shots or their puppy or what they ate the other Day. Some of it can be very informational but if you are selling your home shouldn’t it be mentioned as much as scruffy the pup? Social media is a necessity to a point, Jane & Alan participate strictly for real estate purposes.

Everyone needs to start a new career at some point somewhere, but should they be learning how to sell a home with your home, especially for the same commission that 20 year area experts charge? Big Box real estate companies have the highest # of rookie agents in their rosters, Jane & Alan have been selling homes like yours next to Disney since 2004.

unfortunately, most 2nd homeowners don't live in the area

so they just don't know who the real experts are

these 2 agents know the Disney area because they live in it

Homes For Sale Near Disney World

Realtors Jane & Alan LaFrance 407-436-2130

We have the experience:

Since 2004, the 2 of us have sold hundreds of homes stress-free and on time.

We are Full-time agents:

Gig/ Part-time agents make up almost 80% of agents near Disney World.

We live where we work:

There are agents who claim to be the Disney area experts living hours away.

There are more than 7 mistakes a homeowner next to Disney World could make when they decide to sell the home. 1 is hiring their property manager, 2 is hiring a residential realtor instead of an airbnb experienced real estate agent when selling their short term rental home. 3 is hiring a part-time agent who is carrying other jobs to make ends meet. 4 is hiring agents who don’t understand contracts or Altas, 5 Big Box agencies have the highest # of rookie agents so a seller isn’t sure who they are talking to while under contract. 6 depending on the internet to get a qualified agent and 7 with so many foreign national homeowners in the Osceola and Polk County areas it would be a big mistake to not hire a seasoned foreign national real estate professional like Jane and Alan LaFrance at Mickey Homes so 15% of the home’s sale isn’t lost to the US IRS.
