As you can see looking across the closing table, he looks shocked as he looks at his ALTA because there are pre-pays on it he obviously didn’t expect, like the 6 months of insurance paid in advance today, like the 3 months of HOA dues paid in advance today and the HOA initiation fee to be paid today:
He didn’t truly realize what appraised value meant vs agreed price, because the appraised value was $17k less than the agreed price he will have to pay the $17k out of pocket today at closing. His mortgage company will only pay the % of the appraised value, not the agreed price.
This home buyer across the table from us looks even more stressed now than what he did at the beginning of this closing:
I feel bad but he called me “the listing agent” as instructed by his AI, not a buyer’s agent.

Condo Sellers and Buyers will need expertise representation regarding the new purchase and sales rules for condos starting 2025

Due to the structural flaws or erosion over time of the Champlain Towers South that collapsed in Surfside Florida in 2021 where 98 people died new rules for condos are in place. As of 2024 there are 2 new Structural inspection reports now required to be produced by the condo associations. Condo sellers will need to know what is in the milestone inspection report and a Structural Integrity Reserve Study before closing on a sale for a used condo in buildings with 3 stories or higher. Condo sellers are going to need to have all of their ducks in a row and have a good Realtor to make sure potential buyers have everything their mortgage lender needs promptly so a mortgage can be approved, condo buyers should ask their experienced Realtor to send them or only show them condos on their lenders approval list to save them time and headaches. These changes are going to affect insurance costs, it may raise an already higher condo association dues and almost certain it may bring down the values of older condos.

He compliments your shoes, tells a few jokes but avoids questions on how he markets and how many homes he sold in your area.
