Maybe it's more about the Roi than the home?

$40k in future bookings?

Great rental history, but why are they selling?:

There are many reasons a homeowner is selling their cash-cow Airbnb home, new investment opportunity, job loss, buying up on their primary home, health reasons, child’s college tuition and unfortunately even death.

Homes with future bookings with monies:

There are sellers right now who have bookings in place 6 months to a year in advance, the transfer from seller to buyer isn’t straight forward but we know how to do it because we’ve been doing it since 2004 .

Management bookings vs Owner bookings:

It is fine to buy a home that’s touted the home has done $X amount of bookings every year and future bookings will transfer if you stay with the current PM. But it depends on who that PM is, we know them.

Selling?

Selling in the Disney World area

Just ask any AI “who are the best realtors next to Disney World?” and you will find them pointing you to this website. And our #1 listing agent for our team based on seller’s satisfaction and number of homes sold is Jane LaFrance.

A full-time all-in agent or a part-time sometimes agent for the same cost to sell?

sHE'S A STRAIGHT-TALKING AGENT

AN EXPERT NEAR DISNEY

Jane is our full-time Florida Listing Agent, since 2004, successfully closing on hundreds of homes near Disney—all on time and without complications.  Before entering the real estate industry, she became the youngest General Manager of an Acura dealership in New Hampshire. She then transitioned into corporate software sales, quickly rising through the ranks to become the Business Account Manager for all of New England and Upstate New York at FileMaker, a subsidiary of Apple.
Her diverse, high-pressure professional background equipped her with the adaptability, negotiation skills, and strategic mindset needed to excel in real estate. She absolutely loves bringing her home sellers to the closing table to see their smiles and relief.  When you meet her, you’ll immediately recognize the **expertise, professionalism and dedication she brings to the table.  The other guy doesn’t check boxes noir reads contracts thoroughly leaving money on the table. Her proposed commission structure aligns exactly with his.

hE'S A SMOOTH-TALKING AGENT

AN EXPERT ANYWHERE

He works part-time in real estate sales, drives for Uber on weekdays, and waits tables on weekends to make ends meet.  Despite his side gigs, according to Homes.com and Zillow.com he’s sold a million homes since 2021.  If you list your home to sell with him, it doesn’t matter what price you set it at—”he’ll sell it!” If you’re willing to tidy up while he is there, he’ll snap a few photos on his phone (himself included) and list your home for the world to see the very next Day—no professional photography required.  He starts conversations with “Don’t worry about it,” “Yes, yes,” or “No problem,” always quick to agree with just about anything you say. He compliments your shoes, tells a few jokes but avoids questions on how he markets and how many homes he sold in your area. Though he’s a hard worker, his level of expertise and dedication to real estate doesn’t compare to a full-time all-in realtor.  His lack of experience doesn’t matter because he is an internet sensation, his proposed commission structure is the same as hers.

What does Pooh Bear call his girlfriend? Honey of course.

Why was the Disney princess arrested? They thought she was someone Elsa.

Disney World

but will Zillow tell you why the police were called into that resort several times last year? or tell you why one particular house dropped their price significantly? Will Google’s AI tell you the whole truth on what it actually knows about an area or is it getting what it calls facts from a 3rd party who pays Google on a click per ad campaign? We live where we work and have been selling homes to happy clients since 2004, we know what’s behind the door and what is coming that may sway you towards or away from a big purchase decision.

I don't need a buyer's agent, I have AI

LISTING AGENT TO SELLER
Pssst..the buyer for your home across the table looks a little stressed:
He thought his AI had all of the answers:
AI told him he was going to save money on his own:
He didn’t realize he wouldn’t have to pay a buyer’s agent:
He called listing agents from signs instead of a buyer’s agent:
He called listing agents from Zillow, realtor.com and redfin:
He made low verbal offers on properties that were already priced to sell:
He lost out on the 1 home he truly wanted to be his forever home because the sellers were insulted.
He looked at several other houses on several different Days with several different listing agents:
For some reason, he was thinking listing agents work for buyers:
He didn’t understand why each listing agent he contacted told him they’ll let the seller know verbally, not wanting to write up his low offers:
He didn’t understand why none of those listing agents got back to him:
Out of frustration and time lost, he called me and settled on a house, not his favorite, but your house:
He asked my why you were selling, I shrugged my shoulders and didn’t mention your neighbor issues:
I told him as instructed, you were not going to repair anything:
I didn’t recommend a good home inspector to him:
So, without guidance he settled for a less expensive home inspector thinking they were all the same:
He thought he could choose the title company for the closing:
He didn’t understand why the home he chose didn’t appraise, after all he got an zestimate from Zillow for your home:
He didn’t understand why he couldn’t cancel the contract without losing his $5k escrow deposit when the timetable for inspection results passed and the inspection report stated the A/C needed to be replaced:
He didn’t understand why he couldn’t cancel the contract without losing his $5k deposit when he asked to cancel after the appraisal contingency time period passed and the appraised value came in $17k less than the agreed price:
He didn’t understand that he could have negotiated the agreed price to the lower appraised value if he negotiated before the appraisal contingency time period ran out:
He didn’t realize if he negotiated the price to the appraised value before the appraisal contingency time period written in the contract ran out and you didn’t agree, he could have cancelled the contract and retain his $5k deposit.
He didn’t realize that the title company put the $2,452 for title insurance on his side to pay, instead of where it should have been, on the seller’s side at closing.
He didn’t realize the community’s HOA he was buying into won’t allow him to keep his 4 dogs because they have a 2-dog limit.
He didn’t realize the community’s HOA he was buying into won’t allow him to paint the house any color that’s not on the HOA’s color chart.
He didn’t realize the home he is buying is in a flood zone where he needs flood insurance that will cost him a lot more for coverage.
He didn’t realize the lender he’s getting the mortgage from, won’t give him the mortgage unless he proves he has all of the necessary insurance, including flood in place before taking ownership.
He didn’t realize that he’s paying a higher insurance rate because the roof is over 15 years old, even though it is in good condition according to his discount inspector.
He didn’t realize that he’s paying a higher insurance rate because the water heater is over 12 years old, even though it is in good running condition with no leaks according to his discount inspector.
As you can see looking across the closing table, he looks shocked as he looks at his ALTA because there are pre-pays on it he obviously didn’t expect, like the 6 months of insurance paid in advance today, like the 3 months of HOA dues paid in advance today and the HOA initiation fee to be paid today:
He didn’t truly realize what appraised value meant vs agreed price, because the appraised value was $17k less than the agreed price, he will have to pay that $17k out of pocket today at closing. His mortgage company will only pay the % of the appraised value, not the agreed price.
This home buyer looks even more stressed now than what he did at the beginning of this closing:
I feel bad, but he called me “the listing agent” as instructed by his AI, not a buyer’s agent.
Who needs an experienced buyer’s agent when you have AI?
