The buyer didn’t have an extra $7,000 to close so she had to forfeit her $5,000 to the seller because the time periods for refunding expired.)  An experienced agent of the area would know certain resorts or communities require initiation fees and would have disclosed that to the buyer before even looking into that community to be sure it’s a fit.
