He starts conversations with “Don’t worry about it,” “Yes, yes,” or “No problem,” always quick to agree with just about anything you say. He compliments your shoes, tells a few jokes but avoids questions on how he markets and how many homes he sold in your area. Though he’s a hard worker, his level of expertise and dedication to real estate doesn’t compare to a full-time all-in realtor. His lack of experience doesn’t matter because he is an internet sensation, his proposed commission structure is the same as hers.
Here’s a simple calculation so you’ll know if the rate is worth the refi.
An old rule of thumb suggested you would need a 2% rate drop to make refinancing worthwhile.
This adage was from a time when average loan amounts were far smaller. Today, a less significant change can bring substantial savings.
To determine if refinancing will save you money, look at the following 3 factors:
• How much will it cost? • How much will I save in interest each month? • How long do I plan to keep the loan?
Divide the cost to refinance by the monthly savings to determine your “break-even point.” For example, $4,000 cost divided by $200 per month savings = 20 months to recover your costs. In this example, you would save $2,400 every year you lived in your home past 20 months.
You can benefit even more from a refinance by paying some of the savings toward your principal. As little as $100 extra per month can often cut years off a loan and reduce total interest paid.

The answer is real estate agents who need leads, these agents pay these .coms dearly in monthly fees to be the expert of an area, to obtain leads even though they may have never stepped a foot in it. Unfortunately for us we deal with these agents all of the time, holding their hand while walking them through a contract in an area they know nothing about. Home buyers & sellers beware if you pick one of these agents, ask tough questions.
