Top questions we are asked by home sellers

DOES A HOME BEING SOLD FURNISHED ADD VALUE TO THE APPRAISAL VALUE?

No.

Real Estate in America is sold on what we call a co-broke system which means for Disney Home Sellers hundreds of Florida Licensed Real Estate Agents from other agencies big and small who have buyers will see your home with pictures and it’s information online as soon as we put it on the market. Sales commissions are split making the process more affordable and expediant to sell.

If it’s a cash sale you could collect your money within 14 Days, if a mortgage is involved 30 – 47 Days.

Yes, 15% of the sales price will be held until the US IRS confirms you paid all US taxes. There are special circumstances we know of to avoid it.
If it’s a vacation rental home then listing the home with their property management or someone they know, if they are making money with your home why would they want to push it?

If it’s not a vacation rental then listing the home with so-called Realtor.com or Zillow-type experts is a mistake. We can tell you 1st hand we looked into these big sites to advertise on but they didn’t care about our experience in the area we wanted to market so they were not for us. These sites make their money from new agents struggling agents or big box agencies. If you pay them a lot of money they will make any person with a Real Estate license the expert of the area or multiple areas they’ve never set foot in. If your home is near Disney, we are the experts near Disney.
Not every home buyer looking at homes near Disney will want to rent their home out, many will want to and would love to honor the bookings sellers have in place but we need to address it during the offer stage not after. We deal with this every day, every situation is different but we know how to handle it.
Being referred by other sellers or buyers is our # 1 source of retaining new clients. We have a good online marketing campaign that draws our type of clients as well as a good local campaign. Whether you live near Disney or are on vacation near Disney you’ll see Mickey Homes on billboards, our wrapped vans and trailers, our wrapped bus, and most importantly our “For Sale ” signs in front of our listings.
Yes, we will discount the commission 1 %

We don’t know why a seller would even hire a part-time Realtor, we think most of the time sellers don’t know the agents are part-time, it doesn’t have to be disclosed. Full Disclosure, “We are full-time Realtors.”

It truly depends on the market condition, it depends where the house is priced compared to the competition in the same area or neighborhood and it depends on the condition of the home. Early 2022 the market was extremely fast and our listings only lasted 2 Days on the market and sold for over asking price, late 2022 there were fewer buyers due to higher interest rates so it took longer if the sellers wanted to hold.

Yes.

No, 90+ % of home sales in Florida are sold through title agencies, title agencies are usually owned by law firms but because the Florida FARBAR contracts are so detailed all title agents need to do is follow the buyer and seller agreed rule of the contract to transfer title legally. Another reason why law firms are not needed is because Florida is a Title Insurance State so if a mistake was made or a claim to title was made in the future the new owner will have insurance in place to take care of it.

No, thanks to the internet and Over Night carriers neither the buyers nor sellers need to be present at closing, we call them mail-away closings, and because the Disney area has so many absentee owners from out of State and Country 90 % of the closings we are part of are mail-away.

Yes, we have a great photographer anytime at our disposal, it’s on us.

At the time of the offer we discussed your options and when it comes time to close we will exercize the option you chose and the buyers accepted. We do this all of the time.

It’s up to you, they are going to find out sooner or later but it’s your call.

It’s your house, if they don’t want to cooperate they will hinder the sale, fire them, we’ll be happy to collect your keys, change the locks, and secure your home. Depending on your immediate needs we will introduce you to one of our trusted property managers or even service providers to do the job they were doing. In simple terms, we won’t take crapp from disgruntled property managers.

For sellers closing costs is the cost to sell your home, there are taxes to be paid, doc stamps, our commission, title insurance, legal fees, HOA, etc.., these #s will be sent to you before you sign a listing agreement with us. The State of Florida requires estimated fees to be disclosed before signatures. The Title agencies will sort out all of the details such as mortgages, taxes, and everything so you or the buyer do not need to panic wondering what to do.

Yes.

Yes, even though we don’t agree with how those home search websites misrepresent what is a pay-to-play real estate expert they do get a lot of buyer traffic on them, and the more traffic for our sellers the better chances for a quality offer.

If priced right less than 14 Days.

Make sure the home looks it’s best and list it with us.
The strength of value is what has sold recently that compares to your home in your neighborhood, there are a lot of variations to consider but we’ll have access to that information when the time comes.
Appraisal value is what a lender needs to secure a loan for the buyers, some non-Realtor appraisers will assess the home and look at the market for detail. The lenders require it and the buyers have to pay for it, because of the crash of 2007-8 banks no longer have persuasion and choice on who they choose to be the appraiser. In most cases, the value the appraiser comes up with should be in line of what we suggested to list your home at.
It varies on the cost of the home, $100k – 600k usually $5k, 600- 1 Mil $10k on so on and so forth.
If a mortgage is involved we receive a pre-approval letter from the buyer’s lender saying if everything the buyer is telling them is true along with a good credit score they will check it out and approve the loan, the lender will have a set time both parties agreed to give us ( the sellers and agent ) an approval, if they get denied a mortgage before that set time and tell us they want out in writing they can walk without penalty.

If the buyer’s home inspector finds a structural or functional problem with the home you are not willing to fix on request they can walk without penalty, the buyer can also walk if the structural or functional flaw of the home is unacceptable to them as long in both cases it’s done in the time frame agreed upon in the contract.
Less than 16 Days if it’s cash and up to 45 Days if it’s a mortgage.
No, we’re very confident in the ability to sell a home near Disney World.

Yes, we will set them up for you if you need them.
Yes to a small degree, buyers still have the right to walk away without penalty if they are refused a mortgage or a bad inspection. AS IS sometimes takes the petty repairs out of the picture.
Yes we do, we do it all of the time and it’s a discussion in person.
Yes we want our sellers to fill out a seller’s disclosure, just be truthful, if you don’t know the answer to the question being asked on the disclosure just write “I don’t know”.

Most are priced the same between $350-550 as of 2022.
We will prompt you when we get closer to the closing Date to have them shut off on a certain Date, not too early because the buyers have a right to do a final walk through to be sure everything is working the way it was when they saw the house and made the offer.
We recommend it, a $300-500 repair if not done could result in a $1,000 – $5,000 less in an offer or request for repairs after inspections were performed.
Inspectors should not dig into a problem, if they detect there is a problem they will say why on the inspection report, take a picture of it if they can, and recommend to the buyers to have a specialist look at it. If the buyer chooses to have a specialist to look further into it they have to ask our permission.
