….It shouldn’t end there, with so many gig realtors with smooth pitches home sellers need to do their homework or be stuck in a contract they will regret.
“Real Talk From Today’s Closing: Why You MUST Be Present at Inspections”
This just happened on a deal I’m closing today, and it’s a perfect example of why agents need to stay hands-on and involved after going under contract — especially during inspections.
My seller and I had to navigate several issues that could have completely derailed the deal:
• The inspector reported the water heater as over 15 years old.
→ I had to locate a replacement and arrange installation quickly.
• The pool heater had exposed wires in a junction box with no cover plate.
→ Because this was marked as a hazard, it failed the 4-Point inspection and had to be corrected immediately.
• And here’s the kicker: the inspector included the garbage disposal on the 4-Point… which does not belong there at all.
→ But once it’s in the report, insurers can require replacement — and that’s exactly what happened.
So what’s the point of this story?
👉 Buyer’s agents: Attend the inspection.
Ask questions. Watch what’s being written down. Ask why items are included. Make sure the report is accurate.
👉 Seller’s agents: Demand communication.
In this case, The garbage disposal ended up on the 4-point inspection side. An inspector I work with explained that some newer inspectors are adding questionable items to 4-Points — sometimes to justify follow-up fees. A garbage disposal does not below there.
(To my knowledge, this inspector did not collect a second fee… but he did include something that absolutely didn’t belong.)
👉 Bottom line: Take control of your deal.
Whether you represent the buyer or the seller, your presence and involvement can prevent unnecessary repairs, expenses, and delays.
Today’s closing was saved because we stayed on top of everything — but it could have gone very differently.
