Because we’re well informed on their product and buyer incentives, all of the fine builders above, send us Realtors updates regularly knowing we have serious clients looking to buy a home. Even though builders have sales representatives onsite in their model homes, it doesn’t mean they see a lot of traffic. Back at their corporate offices they spend a lot of money cold calling potential buyers as well as us Realtors for marketing purposes to sell one of their products. Builders welcome us with open arms, even though they pay us a commission when one of our buyers buys one of their homes, they save money because marketing is extremely expensive. In short we save them money.
We work for you!
Even though the builder pays us if you were to buy one of their homes, our obligation is to you. We understand their contracts; we make sure they follow the rule of the contract if you sign with them. If you are having a home built, we make sure you get what you ordered, from flooring to cabinets to colors to basins to types of trees they promised. Many home buyers in Florida, don’t live in Florida, so we’re your eyes, ears and voice if something doesn’t look right. Builders take us seriously because they know we’ll bring back more clients if they treat you right.

Well Building is Business, buyers walk into builder’s model homes all of the time, the builder’s reps in there are extremely nice, very informative and will answer any and all questions you have to detail. Matter in fact, when we bring our buyers in to see the model homes we stand back and let the builder’s rep explain everything about the community, the home warranties right down to the materials they use, we’re listening with you because they know their product better than us. However, when you walk in with a realtor, they know they likely sent us all of their incentives they offer to buyers, for us to send to our clients, so it’s usually disclosed right away when you have a realtor with you and if not, we’ll bring it up. We’re pretty sure, very sure, if you walk in by yourself, all that they have to offer in incentives may not be volunteered information unless you were aware of it before entering. Building is business and business is business, why give it away if it’s not known?
