He compliments your shoes, tells a few jokes but avoids questions on how he markets and how many homes he sold in your area. As you can see looking across the closing table, he looks shocked as he looks at his ALTA because there are pre-pays on it he obviously didn’t expect, like the 6 months of insurance paid in advance today, like the 3 months of HOA dues paid in advance today and the HOA initiation fee to be paid today:

He didn’t truly realize what appraised value meant vs agreed price, because the appraised value was $17k less than the agreed price, he will have to pay that $17k out of pocket today at closing. His mortgage company will only pay the % of the appraised value, not the agreed price.

This home buyer looks even more stressed now than what he did at the beginning of this closing:

I feel bad, but he called me “the listing agent” as instructed by his AI, not a buyer’s agent.
