Marketing

The difference between us and other agencies, we market our listings to sell, not ourselves to obtain listings

International Real Estate

If you are from another Country and you choose an inexperienced Realtor to help you buy or sell your existing home in Orlando, it could cost you thousands of dollars and delays. Not all Real Estate transactions are the same, we have the experience foreign nationals need.

Track Record

Our homeowners and home sellers love us, and we have the testimonials to prove it

Technology

We use smart technology to get the best real estate results, not what's trending. It's your home or your future home and we take that very serious.

Communication

A real estate transaction can be complex, it has many time lines that need to be met or the contract can fall apart or money lost. We'll walk you through the process step by step and make sure the other side is doing what they need to do to avoid any unpleasant surprises.

Peer Respect

A Real Estate transaction requires one side to be able to work with the other side effectively, if the other side has experience they know we are serious Realtors.

Strong Web & Local Presence

We're on the 1st page on web search engines "Realtors near Disney". Our local Billboards, Signage & Wrapped Vehicles can be seen by all who live near or visit Disney.

Committed To You

We love what we do, and it shows when you see us work. Whether you are being shown homes to buy with Alan or selling your home with Jane you'll be treated as priority #1.

Disney World

With over 82 communities, resorts and towns located within 25 minutes from Walt Disney World, we know we can find the right home for you. If it’s quiet you are looking for, we know the quiet neighborhoods, if you like busy, we suggest seeing a few resorts to see if one fits and if you like posh, we sell where the pro-athletes and stars live.

What does Peter Parker tell people at Universal Studios Orlando what he does for a living? Web designer.

Let us be your resort realtor

not only are the other realtors' bad drivers,

they don’t know the Resorts like we do, out of 40+ Resorts, we only recommend 18 and we have good reasons why we hope you ask us before you purchase

Selling doesn't have to be stressful.

A full-time all-in agent or a gig sometimes agent for the same cost to sell?

Jane won't leave any of your money on the table, she promises.

sHE'S A STRAIGHT-TALKING AGENT

AN EXPERT NEAR DISNEY

Jane is our full-time Florida Listing Agent, since 2004, successfully closing on hundreds of homes near Disney—all on time and without complications.  Before entering the real estate industry, she became the youngest General Manager of an Acura dealership in New Hampshire. She then transitioned into corporate software sales, quickly rising through the ranks to become the Business Account Manager for all of New England and Upstate New York at FileMaker, a subsidiary of Apple.
Her diverse, high-pressure professional background equipped her with the adaptability, negotiation skills, and strategic mindset needed to excel in real estate. She absolutely loves bringing her home sellers to the closing table to see their smiles and relief.  When you meet her, you’ll immediately recognize the **expertise, professionalism and dedication she brings to the table.  Her proposed commission structure aligns exactly with his.

hE'S A SMOOTH-TALKING AGENT

AN EXPERT ANYWHERE

He works part-time in real estate sales, drives for Uber on weekdays, and waits tables on weekends to make ends meet.  Despite his side gigs, according to Homes.com and Zillow.com he’s sold a million homes since 2021—a number that’s quite impressive to Jane.  If you list your home to sell with him, it doesn’t matter what price you set it at—”he’ll sell it!” If you’re willing to tidy up while he is there, he’ll snap a few photos on his phone and list your home for the world to see the very next Day—no professional photography required.  He starts conversations with “Don’t worry about it,” “Yes, yes,” or “No problem,” always quick to agree with just about anything you say. He compliments your shoes, tells a few jokes but avoids questions on how he markets and how many homes he sold in your area. Though he’s a hard worker, his level of expertise and dedication to real estate doesn’t compare to a full-time all-in realtor.  His proposed commission structure is the same as hers.

Since 2004 she’s listed and sold hundreds of homes next to the mouses house, if experience and not leaving any money on the table is important to you.

LISTING AGENT TO SELLER
The home buyer across the table:
He thinks he knows it all:
He thinks he’s saved money:
He called listing agents from signs:
He called listing agents from Zillow, realtor.com and redfin:
He made low verbal offers on properties that were already priced to sell:
He looked at several houses on several different Days with several different listing agents:
For some reason he was thinking listing agents work for buyers:
He didn’t understand why each listing agent told him they’ll let the seller know verbally what his low offers were and they would get back to him:
He didn’t understand why none of the listing agents got back to him:
Out of frustration and time lost, he settled on a house, your house:
The listing agent for the home he settled on told him the seller was not going to repair anything:
The listing agent who represents the seller didn’t recommend a good home inspector:
He settled for a less expensive home inspector thinking that they were all the same:
He thought he could choose the title company for the closing:
He didn’t understand why the home he chose didn’t appraise, after all he got an zestimate from Zillow for that home:
He didn’t understand why he couldn’t cancel the contract without losing his $5k escrow deposit when the timetable for inspection results passed:
He didn’t understand why he couldn’t cancel the contract without losing his $5k deposit when he asked to cancel after the appraisal contingency time period passed:
He didn’t understand that he could have negotiated the agreed price to or at least close to the appraised price if he negotiated before the appraisal contingency time period ran out:
He didn’t realize that he paid $2,452 for title insurance that the seller should have paid for at closing.
He didn’t realize the community’s HOA he was buying in won’t allow him to keep his 4 dogs because they have a 2 dog limit.
He didn’t realize the community’s HOA he was buying in won’t allow him to paint the house any color that’s not on the HOA’s color chart.
He didn’t realize the home he is buying is in a flood zone where he needs flood insurance that will cost him a lot more for coverage.
He didn’t realize the lender he’s getting the mortgage from won’t give him the mortgage unless he proves he has all of the necessary insurance in place before taking ownership.
He didn’t realize that he’s paying a higher insurance rate because the roof is over 15 years old even though it is in good condition according to his discount inspector.
He didn’t realize that he’s paying a higher insurance rate because the water heater is over 12 years old even though it is in good running condition with no leaks according to his discount inspector.
When he sat across the closing table, he looked shocked when he saw on the ALTA that he had to pre-pay 6 months of insurance, pre-pay 3 months of HOA dues and pay an HOA initiation fee:

The home buyer across the table, called listing agents, not a buyer’s agent.
