These 2 mega-corporations have laid out their future plans undoubtedly keeping Orlando the #1 family tourist destination in the World for years to come but where will all of these families stay? A cramped hotel or your place?  

Disney's streaming wins 51 awards at the 2024 Emmys

Whats does this have to do with homes next to Disney World? Their Disney + Core Subscribers is currently at 118+ Million and Disney’s own HULU subscribers are over 46 Million, it just means in this Realtor’s mind Disney is doing so well that they are not going anywhere anytime soon. There is only so much land that surrounds Disney World, homes are affordable now.

Orlando is the # 1 meeting place for families

As of May 2024 Orlando was named the Number 1 meeting destination in North America reported by the Orlando Business Journal. The ranking is based on the proximity of Disney World, Universal Studios, Orlando Sea World and the largest conventions center in the US.  Orlando is equipped with 200 hotels and a thousand vacation rental homes to accommodate large business events put on at the Orange County Conventions Center and family get together’s at the action packed theme parks.

Families prefer staying in homes over hotels

New flights from Germany coming to Orlando

Listen up you lucky 2nd home owners who rent your home out to vacationers, Orlando International Airport will be adding another 3 weekly flights to and from Munich Germany in 2025. You better start brushing up on your German “Willkommen in unserem Zuhause!”Welcome to our home! Meanwhile Orlando Airport had a record level of International visitors in 2023, 6.13 million International visitors to be exact according to the Orlando Business Journal, up 25% from 2022 4.9 million. Canada, United Kingdom and Brazil are the top three International origin destination for travelers to Orlando and the new German visitors who will be coming here starting 2025 will need a place to stay.

Big changes in condo sales in Florida

Due to the structural flaws or erosion over time of the Champlain Towers South that collapsed in Surfside Florida in 2021 where 98 people died new rules for condos are in place. As of 2024 there are 2 new Structural inspection reports now required to be produced by the condo associations. Condo sellers will need to know what is in the milestone inspection report and a Structural Integrity Reserve Study before closing on a sale for a used condo in buildings with 3 stories or higher. Condo sellers are going to need to have all of their ducks in a row and have a good Realtor to make sure potential buyers have everything their mortgage lender needs promptly so a mortgage can be approved, condo buyers should ask their experienced Realtor to send them or only show them condos on their lenders approval list to save them time and headaches. These changes are going to affect insurance costs, it may raise an already higher condo association dues and almost certain it may bring down the values of older condos.
