He didn’t understand why he couldn’t cancel the contract without losing his $5k escrow deposit when the timetable for inspection results passed and the inspection report stated the A/C needed to be replaced:
He didn’t understand why he couldn’t cancel the contract without losing his $5k deposit when he asked to cancel after the appraisal contingency time period passed and the appraised value came in $17k less than the agreed price:
He didn’t understand that he could have negotiated the agreed price to the lower appraised value if he negotiated before the appraisal contingency time period ran out:
He didn’t realize if he negotiated the price to the appraised value before the appraisal contingency time period written in the contract ran out and you didn’t agree, he could have cancelled the contract and retain his $5k deposit.
He didn’t realize that the title company put the $2,452 for title insurance on his side to pay, instead of where it should have been, on the seller’s side at closing.
He didn’t realize the community’s HOA he was buying into won’t allow him to keep his 4 dogs because they have a 2-dog limit.
He didn’t realize the community’s HOA he was buying into won’t allow him to paint the house any color that’s not on the HOA’s color chart.
He didn’t realize the home he is buying is in a flood zone where he needs flood insurance that will cost him a lot more for coverage.
He didn’t realize the lender he’s getting the mortgage from, won’t give him the mortgage unless he proves he has all of the necessary insurance, including flood in place before taking ownership.
He didn’t realize that he’s paying a higher insurance rate because the roof is over 15 years old, even though it is in good condition according to his discount inspector.
He didn’t realize that he’s paying a higher insurance rate because the water heater is over 12 years old, even though it is in good running condition with no leaks according to his discount inspector.
As you can see looking across the closing table, he looks shocked as he looks at his ALTA because there are pre-pays on it he obviously didn’t expect, like the 6 months of insurance paid in advance today, like the 3 months of HOA dues paid in advance today and the HOA initiation fee to be paid today:
He didn’t truly realize what appraised value meant vs agreed price, because the appraised value was $17k less than the agreed price, he will have to pay that $17k out of pocket today at closing. His mortgage company will only pay the % of the appraised value, not the agreed price.
This home buyer looks even more stressed now than what he did at the beginning of this closing:
I feel bad, but he called me “the listing agent” as instructed by his AI, not a buyer’s agent.
Who needs an experienced buyer’s agent when you have AI?
