We can tell you 1st hand we looked into these big sites to advertise on but they didn’t care about our experience in the area we wanted to market so they were not for us. These sites make their money from new agents struggling agents or big box agencies. If you pay them a lot of money they will make any person with a Real Estate license the expert of the area or multiple areas they’ve never set foot in. If your home is near Disney, we are the experts near Disney.
Not every home buyer looking at homes near Disney will want to rent their home out, many will want to and would love to honor the bookings sellers have in place but we need to address it during the offer stage not after. We deal with this every day, every situation is different but we know how to handle it.

It truly depends on the market condition, it depends where the house is priced compared to the competition in the same area or neighborhood and it depends on the condition of the home. Early 2022 the market was extremely fast and our listings only lasted 2 Days on the market and sold for over asking price, late 2022 there were fewer buyers due to higher interest rates so it took longer if the sellers wanted to hold.

For sellers closing costs is the cost to sell your home, there are taxes to be paid, doc stamps, our commission, title insurance, legal fees, HOA, etc.., these #s will be sent to you before you sign a listing agreement with us. The strength of value is what has sold recently that compares to your home in your neighborhood, there are a lot of variations to consider but we’ll have access to that information when the time comes.
Appraisal value is what a lender needs to secure a loan for the buyers, some non-Realtor appraisers will assess the home and look at the market for detail. The lenders require it and the buyers have to pay for it, because of the crash of 2007-8 banks no longer have persuasion and choice on who they choose to be the appraiser. In most cases, the value the appraiser comes up with should be in line of what we suggested to list your home at.

Most are priced the same between $350-550 as of 2022.
We will prompt you when we get closer to the closing Date to have them shut off on a certain Date, not too early because the buyers have a right to do a final walk through to be sure everything is working the way it was when they saw the house and made the offer.

Inspectors should not dig into a problem, if they detect there is a problem they will say why on the inspection report, take a picture of it if they can, and recommend to the buyers to have a specialist look at it. If the buyer chooses to have a specialist to look further into it they have to ask our permission.
